Tell me more about the building?

Neue Sydney was developed in 2021 by COLI Australia and built by Parkview Constructions. The Strata Plan was registered on the 08/06/2021. The building consists of 285 apartments split across two towers: Tower A 137 Herring Road is a 20 level building; and Tower B 143 Herring Road is a 21 level building. There are four basement car park levels that span across both buildings.

 

Address & Mail

What is the registered address of the building and my property?
The registered address for mail purposes is 137-143 Herring Road, Macquarie Park NSW 2113.

Where is my mailbox located and how do I access the mailbox?
Residents’ mailboxes are located via the main entrance foyer of the building and are secured. You will need your building access FOB to access the mail room from outside of the building.

How does the post man and delivery persons access the mailboxes?
The mailman has Fob access to the mailroom. Delivery persons will need to leave parcels at the foyer as they will not have access to the mailroom unless provided.

Recreational Facilities (Pool / Gym)

What type of recreational facilities are at the building?
Unfortunately, there is no pool or gymnasium at the building however there is an outdoor communal BBQ area in the courtyard between both buildings that can bee booked for small functions. See booking form in the building webpage under “Forms & Procedures”.

What are the conditions around using the recreational facilities and can they be booked?
Instructions on how to book the recreational facilities can be found in the building webpage under “Forms & Procedures”.

 

Waste Disposal & Recycling

Where do I dispose of waste at the building?
Each level has a general waste garbage chute and co-mingle recycling bin. For larger items there are bulk waste bins available in the bulky goods room on lower basement level 1 next to the up ramp.

Where can I dispose of large household items such as furniture, beds & appliances?
Council provides a collection service for household items for once a month, and this is scheduled for every 4th Thursday of the month. Residents are to contact Building Management on the 4th Wednesday morning to discuss where to bring their household items and add them to the building-wide collection.

Where can I dispose of batteries, gas bottles or paint?
Unfortunately, these items cannot be disposed of at the building or left in the bulk waste collection area. Please consult with Councils website which provides instruction on where these items can be disposed of.

 

Parking

How do I access the car park?
The car park is accessible from 139 Herring Road Tower B, residents can use car park remote control to open the boom gate and roller shutter, visitors can page apartments via intercoms.

Do I have a car space and if so, where is it located?
The majority of lots / apartments have a car space at the building, the location of your car space can be found on the Strata Plan or by contacting Building Management.

What am I permitted to store in my car space?
In accordance with by-law only motor vehicles & bikes are permitted to be stored in your car space. Further action will be taken against residents who breach this by-law.

Can I install a storage box in my car space?
Residents who want to install a storage box in their car space must make an application and seek approval from the Strata Committee.

 

Visitors Parking

Are there visitors parking spaces at the building?
Visitors parking spaces are available on basement 1 of the car park. To access the car park visitors must be let in via the intercom system located at the car park entrance.

What are the rules regarding who can use the visitors parking and for how long?
In accordance with by-law only legitimate visitors are permitted to park in the visitors’ spaces for a period of 6 hours at one time, total of 24 hours within any 7 days.

 

Electric Vehicle Charging

Is there electric vehicle charging at the building?
Unfortunately, there are no electric vehicle charging facilities at the building at current.

Can I charge my electric vehicle using the car park power points (GPO’s)?
Common property power points (GPO’s) located throughout the building must not be used for charging electric vehicles and are not for resident use.

Am I allowed to install an electric vehicle charger in my car space?
Owners who want to install an electric vehicle charger in their car space must make an application to the Strata Committee via the Strata Manager.

 

Bicycle Rack

Are there areas to store bikes at the building?
Bikes rack is available on-site at Tower level 1 next to the main entrance.

Can I park my motorbike outside of my car space?
Motor bikes must not be parked on common property and should only be parked in resident parking spaces.

How do I obtain a copy of the buildings by-laws?
A copy of the buildings by-laws is available in the library section of Building Link via the following link:

What are the key by-laws at the building that I need to be aware of?
Residents should pay particular attention to the following by-laws:

Cleaning

When is the building cleaned?
The buildings main entrance areas, lifts and grounds are cleaned daily. Resident levels are cleaned 3 times a week, fine clean once a week.

Are the windows at the building cleaned and if so when?
Inaccessible windows at the building are cleaned annually along with the building façade cleaning.

Who do I report common property cleaning issues to?
Any cleaning issues identified at the building should be reported to Building Management via email or phone.

 

Car Wash Bay

Is there an area to wash my car at the building?
A car wash bay is available for resident use on upper basement level 1 next to the down ramp. A hose is available for resident use.

 

Repairs & Maintenance

Who do I contact to report repair and maintenance items at the building?
All repair and maintenance requests relating to common property should first be reported to Building Management preferably via email or Building Link.

Who is responsible for repairs to my lot / apartment?
Owners are responsible for repairs to lot property within apartments. Building Management can assist with repairs to common property items which includes:
– External windows and doors.
– Waterproofing.
– Water leaks not related to internal pipes.
